How Much Does a Sprinkler System Cost in the GTA?
A transparent breakdown of what an in-ground sprinkler system costs for Toronto-area homes, from zone counts to smart controllers.

What drives the price of an in-ground sprinkler system
Most GTA homeowners want one number, but irrigation pricing is really a function of four things: the size of the property, the number of zones, the head types the landscape needs, and how difficult the site is to trench.
Zones are the biggest cost driver
A zone is a group of sprinkler heads that run together on one valve. Municipal water pressure in Mississauga, Brampton, Oakville and most of Toronto supports roughly 5 to 8 rotor heads or 8 to 12 spray heads per zone. A typical 40 x 120 ft lot lands at 4 to 6 zones. Larger corner lots with garden beds and a rear yard often need 7 to 10.
Typical ranges for a residential install
- Small front-and-back lawn, 3-4 zones: entry-level system with spray heads and a standard controller
- Average detached lot, 5-6 zones: mixed rotors and sprays, rain sensor, drip line for beds
- Large or landscaped property, 8+ zones: multiple valve manifolds, smart Wi-Fi controller, dedicated drip zones
What is always included
Every compliant Ontario installation includes a backflow prevention device, a properly sized service tie-in, wiring back to the controller, and a full commissioning where each head is adjusted for coverage. Skipping any of these is where cheap quotes hide their savings.
Costs people forget
- Seasonal service: spring startup and fall winterization each year
- Repairs from lawn aeration or landscaping crews cutting lines
- Water usage, which a smart controller and rain sensor can cut 20-40%
